When buying a piece of raw land there’s a few things to look forward to and a few things to look out for.
1. “WELLS…. If your property currently has a well you’ll need to make sure to do a quality and quantity test prior to closing. The well can go dry and the worst thing that can happen is finding out you need to dig one later. A quality test will show you if your well has been contaminated by any unknown source, if so you’ll need to bleach the system and get it to pass with the local Health Department. If your future purchase doesn’t have a well and you’re wanting to drill one, a few tricks to see how deep you may have to go is by searching for the well logs of the neighboring properties because they have similar terrain and soil.”
2. “Septics.. It’s a great idea to get perk holes done as part of your feasibility study. Perk holes will ensure you of septic placement and the kind of system you’re needing. If the property currently has a septic, you’ll want to have it pumped and inspected to ensure its working condition and that it’s empty prior to your closing. If you’re not needing financing and are using cash for your purchase, then you won’t have to get it pumped and inspected if you choose not to do so.”
3. “POWER…. power can get quite expensive when it comes to rural property. The location of the nearest power source is crucial to the price of your purchase. Depending on where the power easements currently are and how long the distance is to your build site, your power can cost $20,000-100,000.”
